Business Rates

Business rates (NNDR) are a national tax that East Devon District Council is responsible for administering locally.

REVALUATION 2010
Every five years, the Valuation Office Agency (VOA) carries out a revaluation of all non-domestic property and adjusts rateable values (RVs) so that they reflect the rental market at the valuation date. For the 2010 Valuation List, the vaulation date is 1 April 2008. If you want to appeal against your new rateable value, you will find more information on the Valuation Office website www.voa.gov.uk. or you can contact the Valuation Office in Exeter on 01392 606900.

ANNUAL BILLING 2010
Annual billing in East Devon for 2010/11 is based on a total RV (at 1 April 2010) of £81,315,179 for all non-domestic properties. We send out about 5,575 annual rate bills which this year total about £33.585 million in rates payable. We pay the money we collect into a central pool and it is then redistributed by the Government to each billing authority. Our share helps pay for our public services. Our guide PDF file What do I get for my money? (683KB - PDF Help) contains more information about public service spending plans in East Devon for 2010/11. You can PDF file click here (29KB - PDF Help) for a copy of the 2010/2011 Explanatory Notes which are issued with your annual bill but if you need more information, please call 01395 517445 to speak to a member of the Business Rates team

TRANSITIONAL PHASING
As has happened in previous revaluations, any significant change to your rates bill, caused directly by the change in your RV, is limited by transitional phasing. This ensures that the impact of the change is spread over time.

When you get your bill for 2010/2011, it will automatically show any transitional phasing which may apply. Transitional phasing relates only to your new RV and does not protect against Small Business Rate Relief entitlement. You can find out more about transitional phasing and how your bill is calculated by clicking here or by going to www.businesslink.gov.uk/estimatemyrates.
