Useful Definitions.
Development Control administer the legislation and policies through the application process and deals with such applications as required by the Government within an 8 week target figure. More complex applications will naturally take longer due to consultations with outside agencies, including Parish/Town Councils and the nature of the application itself.
Listed Buildings - Designated by the Secretary of State as worthy of protection by virtue of specific architectural or historic interest.
Conservation Area - Designated by the Local Planning Authority as an area of special architectural or historical interest, the character of which deserves preservation and enhancement. Usually confirmed by the Secretary of State
Article 4 Directions - The Local Planning Authority can make a Direction specifying minor works to be removed from the category of permitted development in certain areas under Article 4
Area of Outstanding Natural Beauty (AONB) - Designated by the Countryside Agency in consultation with the Local Planning Authority as being of such outstanding beauty as to warrant additional protection from inappropriate development or use that may detract from its appearance and amenity of the area.
Permitted Development - Legislation allows for levels of development/use without a specific permission. This is known as Permitted Development (PD), and these rights may be withdrawn under Article 4 Direction or by condition.
