Local Housing Allowance
If you are thinking about moving to a privately rented property, and you will be claiming housing benefit, check out the Local Housing Allowance rates first.

Steps to take before making a move

  1.    Find a suitable property.
  2.    Find out how much Local Housing Allowance you will get.
  3.    Return the completed benefit claim form to us together with any supporting evidence we    ask for.

Under 35 years of age
From 1 January 2012, any single person PDF file under 35 years of age (198KB - 04 October 2011 - PDF Help) and renting in the private sector will have their Housing Benefit based on a shared accommodation rate. The exceptions to this are:

  • single parents with resident children
  • care leavers under the age of 22
  • people living with a non-dependant
  • severely disabled people who get Attendance Allowance or DLA Care at the high or middle rate.

When you have found a property
If you want to claim Housing Benefit, ring us on 01395 517446 and we will help you make a claim. Alernatively, you can fill in a PDF file benefit application form (263KB - 08 March 2006 - PDF Help) yourself and send it to us at the Benefits Department, East Devon District Council, Knowle, Sidmouth EX10 8HL.

What happens if the benefit I receive is less than I have to pay?
Whatever your weekly income is, even if it is Income Support, if benefit does not meet the full rent, you will have to pay the rest of the charge yourself.  

Sometimes we may be able to help with the extra cost with a Discretionary Housing Payment but you should remember that a Discretionary Housing Payment is intended as short term assistance while you find solutions to your financial situation.

I do not have a tenancy agreement. Can I still get benefit?
Yes. If you are a private tenant and do not have a tenancy agreement, you can still get housing benefit but we will need to see written PDF file proof of the rent you pay (105KB - 30 June 2006 - PDF Help) to your landlord. Please ask your landlord or his/her agent to fill in the form.  If you would like us to send you a proof of rent form, please call Customer Services on 01395 517446.
