Lodgers and Subletting

A lodger is a person who pays you money to share your property.  He or she will usually rent a room and share the household facilities.

Subletting involves making a sub tenancy out of your secure tenancy which gives up possession of all or part of the property.

You may be entitled to receive some tax free income from taking a lodger or subletting part of your home. You can find out more about tax free income from subletting from the Directgov website.  If you are get Housing Benefit this may affect your entitlement.  Please check with our Housing Benefit office (01395 517446)

For secure tenants of East Devon District Council:

You may allow people to live as lodgers with you at your property.  You don't need to get our permission to do this.  However please remember that, under the terms of your Tenancy Agreement, you are responsible for the behaviour of everyone living in and visiting your property.

If you wish to sublet part of your property you must write to us to obtain our written consent for you to do this.  You cannot sublet the whole property as this invalidates your tenancy.
