Strategic Housing Land Availability Assessment
The SHLAA is a technical document that will help to identify a supply of potentially suitable sites for housing and its preparation is a Government requirement. Once completed the SHLAA will form an important part of the evidence base supporting the preparation of documents under the Local Development Framework. Inclusion of a site in the final SHLAA will not indicate that a site will be granted planning permission or allocated for development through the Local Development Framework.

More than 450 sites have been submitted for consideration. Plans showing their location can be viewed by clicking on the settlement links below. Please note that these sites have not been assessed and are not being proposed for development by the District Council. The submitted sites, along with sites allocated in the existing local plan where development has not started and other sites identified as potentially suitable, will be assessed. However, sites that are wholly within the flood plain or would affect nationally recognised bio/geodiversity will not be fully assessed.
In view of the large number of sites to be considered assessment of the sited will be prioritised as follows:
- Firstly sites within or adjoining the towns of the District, together with sites adjoining Exeter and within the ‘West End’ growth options set out in the LDF Issues and Options Consultation Report.
- Secondly, sites within or around smaller settlements in order to assess how much capacity there is for accommodating housing growth based on an expansion of existing ‘rural’ settlements.
- Once these sites have been assessed a review will be undertaken to assess whether sufficient sites have been identified for the purposes of the study.
The submitted sites may be viewed by clicking onto the relevant maps below. The maps have been divided into 'overview' maps to give a general indication of the location of submitted sites and then into plans showing individual settlements or parts of individual settlements.
