Starting Work
Once you have given either a Building Notice or Full Plans Application to the Council, you must give the Council at least 2 days notice before actually starting work. In the case of a Full Plans Application, it is best to wait until your plans have been passed before starting work, although this is not essential.

With a Building Notice, you do not get an 'approval' or an 'approved plan'. If you are borrowing money for the work, your Building Society or Bank may ask for an approval notice. Your solicitor may suggest that you obtain Full Plans approval. Your builder may prefer or require them for estimating and building.

Inspections
Notice of inspection is required by the Building Control Section at each of the following stages during construction.

1. Commencement of work
2. Inspection of excavation
3. Inspection of foundations
4. Inspection of site hardcore
5. Inspection of concrete oversite
6. Inspection of damp-proof course
7. Inspection of drains
8. Testing of drains
9. Occupation of building
10. Completion of building


Please note: Additional inspections may be required at the discretion of your Building Control Surveyor to suit the particular project.

The Council's current policy for notification is to receive a phone call the day before, or even by 09:30 hours for a same day inspection. Officers may be called out at any time during working hours if urgent help is required.

In addition to the above, the Council also requests notification that the soil/vent/waste pipes are ready for testing, and that steelwork, including reinforcement is ready for inspection.
